Common terms, phrases, and touchpoints used within your SmartTargeting Account, defined.

Learning a new platform's jargon can be rough but with this list of brief definitions, understanding more about your SmartTargeting Account has never been easier.  Definitions are organized below by section of the account, followed by some of the scheduled touchpoints you will receive during your SmartTargeting subscription.  
**Please note:  Sphere and Reach 150-only subscriptions do not currently include Phone Support.  Email and Live Chat support is available for this subscription type.**

         

Account Setup

  • Browser- an application used to access websites.  Common browsers include Internet Explorer, Firefox, Safari, and Chrome.  We strongly recommend Google Chrome when utilizing your SmartTargeting Platform.

  • Launchpad- upon first login, this step-by-step guide is designed to walk you through the critical set-up items within your account, which are needed to be successful with SmartTargeting.  Here you will set up your Brand Profile, launch your lead capture websites, upload your Sphere of Influence, and launch your first campaigns.

Branding Setup

  • DPI- stands for "dots per inch".  DPI is used to measure the resolution of an image.  The higher the DPI, the more detail can be shown in an image.

  • JPG-  As photos typically have smooth transitions between colors and tones, JPG image file format provides excellent compression with little loss in the perceived image quality.  JPGs are good for headshots that do not contain text or hard lines.

  • PNG- image file format that supports image transparency.  Agents typically use PNGs for custom branding, as this allows the branding image to "blend" into the postcard creative, creating a clean, seamless look.  If your branding images contain hard lines or text, PNG file format is recommended.

  • Pixels- the basic logical unit in digital graphics.  Pixels determine the quality of an image display; more pixels per inch yields better image results.  See this article regarding campaign branding for our pixel recommendations for images uploaded to your SmartTargeting account.

Lead Capture Websites

  • URL- the address of a world wide web page.

  • Access Key- also known as "Keycode", the access key is a unique alphanumeric identifier for each property and is tied to each Direct Mail Campaign ID.  Homeowners will be provided a unique keycode on all mailers that contain a CTA.  This is how we track the source of your lead within the account!

  • Drip Campaign- homeowners who visit any of your lead capture websites and leave behind an email address will receive automated emails, beginning one week after they visit your site.  We currently have two different email drip campaigns (generic + home trends report) that last 8 weeks and once a month, respectively.

  • Lead Funnel- area of your account that houses all the homeowners who have visited your landing pages.  This section will help you manage all your leads and will provide visibility into what marketing campaign the homeowner responded to, as well as the specific offer page they visited.

Campaign Management + Add-Ons

  • "Action Needed" Page- area of your account that provides an overview of all upcoming campaigns that need approval and/or past due campaigns that need to be rescheduled and approved.

  • Add-Ons- a la carte campaigns you can purchase to market to any custom audience of your choice!  Add-On offerings include online ads, direct mail (including Just Listed and Just Sold postcards), phone appends, predictive insight credits to unlock analytics for your Sphere, and our Outreach ISA service.

  • Campaign- a series of automated marketing activities aimed at a specific segment of your farm or sphere.  This can include postcards, handwritten notes, emails, and online ads.

  • Campaign Settings- section of your account where you manage your Postcard and Handwritten Note Branding, add/edit your Seed Mailing Addresses, and  manage your Lead Capture Websites.

  • Connect Plus- our phone append Add-On product that allows you to purchase phone numbers through your SmartTargeting platform.  Phone numbers cost $.60 per matched property.

  • Cookie- cookies are small pieces of data that websites use to log your activity on their site.  SmartZip is able to target a set of cookies in your territory to show them online ads AND use cookies to re-target homeowners who visit your landing pages.

  • Creative- static image that is used for the front and back of each postcard and each online ad.

  • Credits- Add-On product that allows you to unlock predictive seller insights for your imported Sphere contacts.  One credit = one contact unlock.  Credits can be purchased in the "Predictive Insights" tab under Add-Ons.

  • Custom Artwork- agents have the option to upload their own Artwork or "creative" (static image used for the backgrounds of postcards and online ads) to use on their direct mail and/or online ad marketing.  Custom Artwork can be created in-house for a fee of $125/hour with a 7-10 business day turnaround.  We encourage agents to utilize their own designer if they have access to one!

  • Custom Branding- png or jpg image that can be used instead of the default branding options we have available for your marketing.  Agents who require both a personal and business/brokerage logo will need to create or order custom branding to upload within the account.

  • Custom Direct Mail- also known as "CDM", this is an add-on product that allows you to purchase a la carte Direct Mail campaigns to send to a custom audience!  

  • IP Address- unique value used to identify each individual computer using the internet.  SmartZip uses IP Addresses to identify homeowners in your farm and uses them to display your branded online ads..

  • ISA- stands for Internal Sales Associates.  SmartZip works with an independent call center that reaches out via telephone to homeowners within your farm and/or sphere.  Our ISA service can be purchased through the Add-Ons section of your account.

  • Just Listed/Just Sold Campaign- optional Add-On postcards that are sent to the audience of your choice, based on factors such as likelihood to list, proximity to the sold property, or a custom label.

  • Lead Nurture Campaign- email drip campaign for all respondents who left an email address when visiting one of your landing sites.  These campaigns begin one week after the homeowner visits your site and last eight weeks.

  • Phone Append- landline and cell phone numbers associated with contacts in your account.

  • Outreach- Add-On service that utilizes an independent call center to make phone calls to homeowners in your farm or sphere, on your behalf.

  • Possible Sale Campaign- typically a 12-month, contracted campaign that contains a set amount of direct mail marketing pieces and online ads.  These campaigns can be edited and approved at the start of your SmartTargeting subscription, then delivered over the length of your term.  Your possible sale campaign is territory-based.

  • Retargeting- Retargeting Ads are ads shown to homeowners who have previously visited your Lead Capture Website landing page(s).  We place a cookie on these visitors and retarget them with your ads whenever they browse the web.  

  • Seed Mailer- you have the ability to add up to four addresses to your mailing list(s) that will receive copies of all your Direct Marketing pieces.  Seed mailers are a great way to see exactly when a mailer lands in your farm.  

  • Template- each SmartZip postcard and handwritten note has defined "mapping", that tells our vendors where to populate variable data, as well as your branding photos and info.  As our postcards do not all call for the same information in the same location, we use templates to define where each field is located.

Contacts Management

  • Check-in App- mobile app for your smartphone or tablet that allows you to log follow up with your contacts, on-the-go!  Log your "check-in", add quick notes, voice memos, and photos so you can always keep track of your full interaction history with each prospect.

  • Contact ID- unique identifier assigned to all the contacts within your account.  Contact Ids will be visible when you download contacts lists from your account.

  • Farm/Geo-Farm- geographic region or demographic segment used to focus the bulk of your marketing efforts and establish yourself as an expert in the area.

  • Lead Funnel- area of your account that houses all the homeowners who have visited your landing pages.  This section will help you manage all your leads and will provide visibility into what marketing campaign the homeowner responded to, as well as the specific offer page they visited.

  • Property ID- unique identifier for each address within your farm and sphere.  Property Ids will be visible when you download contacts lists from your account.

  • Target Rank- each unlocked contact within your account will have a ranking of either High, Medium, or Low, depending on how likely they are to list their home within the next 6-12 months.

Dashboards

  • Dashboard- this is the first area of your account that you will see upon logging in.  This page provides a high level overview of the most valuable updates and information within your account.  To view more detailed dashboards, use the "Dashboards" dropdown menu to the left of your screen.

  • Action Board- area of your account that shows all the scheduled upcoming and past due follow up activities you have planned with your contacts.  These actions are generated automatically based on leads who visit your landing page OR created manually during the Check-In flow.

  • Lead Funnel- area of your account that houses all the homeowners who have visited your landing pages.  This section will help you manage all your leads and will provide visibility into what marketing campaign the homeowner responded to, as well as the specific offer page they visited.

  • Predictions Performance- area of your account that shows how well our data is performing.  Here, you are able to see the turnover rate in your Top 20% and compare it to the turnover rate in your bottom 80%.  This illustrates how much more effective it is to prospect to your Top 20%!  You are also able to track your territory event rate here, to see the percentage of events happening in your area.  Since we track this data in real-time, you will not be able to see any stats here until 3-4 months into your campaign.  Since we are predicting which homes have the highest likelihood to list or sell within the next 6-12 months, the data just gets better over time!

  • Response Rates- these are determined by the number of people that responds to your marketing and/or prospecting efforts.  SmartZip cannot guarantee high response rates as it is up to each homeowner to decide if they will respond.  The best way to encourage your audience to respond is through face-to-face interaction and by building a personal relationship with them.  Please note:  A low response rate does not mean low turnover in your area.

Sphere of Influence (SOI)

  • Predictive Insights- you can purchase credits within your account to unlock seller rankings for homeowners in your sphere.  One credit = one unlocked contact.  

  • SOI- "Sphere of Influence".  These are people in your personal and professional network with whom your business holds some weight.  Your SOI is a critical source of referrals and repeat business.

  • SphereTargeting- Within the SmartTargeting Platform, you have the ability to upload your own contacts and apply our data and seller insights, to see who in your "sphere" is most likely to list their home.  SphereTargeting is fully integrated with SmartTargeting account features like Email Drip Campaigns and Check-ins.  You can also create Custom Direct Mail (CDM) and Brand Booster Ad Campaigns to market directly to the custom audiences of your choosing! 

Reach 150

  • Reach 150-  the "testimonials" feature of your account.  Reach 150 allows you to obtain testimonials from your Sphere of Influence as well as leverage a referral engine all from within the platform.

Scheduled Support Touchpoints

  • Application Call (App Call)- during the last step of Onboarding, a member of our Account Management Team will meet with you to discuss how to use your SmartTargeting Account to best suit your specific business needs and to answer any questions you may have.  We recommend you start thinking about how you plan to utilize your platform prior to this call, so our Account Managers can play a more consultative strategy-based role within your business.

  • Checkpoint Call- three months into your SmartTargeting subscription, a member of our Account Management team will reach out for a pulse check and answer any remaining questions you may have after completing Onboarding and adopting your key account features.

  • Strategy Sync- upon request, you can schedule time with one of our Account Managers to discuss personalized strategies, best practices, and helpful tips to ensure you are making the most of your SmartTargeting Platform Subscription.
