How to launch your first Geo farm-based Mailing + Online Ad Campaigns

Campaigns Overview

A campaign is a series of automated marketing activities aimed at a specific segment of your farm or sphere. It can include Postcards, Handwritten Notes, Emails and Online Ads.This article will cover launching your first Direct Mail and Online Ad campaigns but we have included brief descriptions of the four campaign categories below:

The Top Prospects campaign will consist of direct mail and/or online ads to the Top 20% of contacts most likely to sell in your territory.Archived Campaigns are campaigns that have already been completed.

The Lead Nurture campaign consists of two email nurture drips to leads who have visited and responded to your branded lead capture websites.

The Just Listed / Just Sold campaign category is where you can create "Just Listed" or "Just Sold" postcards that go to an audience of your selection.You can customize these campaigns based on your preference and experience. 

The Custom Audience campaign will deliver direct mail and/or online ad campaigns to a designated audience of your choosing.Please utilize the Add-Ons > Custom Direct Mail and/or Add-Ons > Online Ads feature to launch these a la carte campaigns.

Direct Mail Campaigns

A.Campaign Branding

Before successfully launching your first direct mail campaign, you will need to configure your Campaign Branding Preferences.

The Campaign Branding is used on all direct mail that is sent out on your behalf. It will appear on Postcards, Handwritten Notes, and Just Listed/Sold cards.Fill out whichever layout appeals to you, or fill out all of them--you will select your preferred layout for each direct mail piece individually.

You can access your Campaign Branding Preferences in two ways: through Account Settings or Campaigns.

via Account Settings:

  1. In the upper right-hand corner, click your photo and select Account Settings from the drop down menu.

2.Scroll to Campaign Settings and select Branding.

3.To make modifications to the branding for your "Postcards" or "Handwritten Note",click on the check boxes on the right hand side to select the info you want to appear on your mailing campaigns.*Please keep in mind your state branding requirements.*The info available here is pulled from your "Agent Profile".If you need to edit this info, your Agent Profile will be found under "Profile Settings".Click Save on the top right when complete.

B.Seed Mailing Addresses

The next step in launching your first Direct Mail campaign is inputting your Seed Mailing Addresses.You have the ability to add up to 4 seed mailing addresses.Inputting these addresses will ensure you receive copies for your own record-keeping and tracking.SmartZip also receives copies of all your mailers!The seed mailers you receive are identical to the mailers that are sent to your farm. To ensure you receive your copy, you can input your Seed Mailing Addresses through the Account Settings of your SmartTargeting Account.

Via Account Settings:

In the upper right-hand corner, click on your name and select Account Settingsfrom the drop down menu.

2. Scroll to Campaign Settings, and select Branding.

This will take you to the "Seed Mailers" button (see picture below)

4.Add up to four seed addresses and click Save.

**It's important to note that the keycode on your mailer is non-operational due to the fact that it does not correspond to a home in your territory.Its sole purpose is for receipt of delivery. **

C.Approving your First Mailer

All marketing is located in the Campaigns section of your SmartTargeting Account, separated out by month.Direct Mail & Online Ads are grouped together for easy access, allowing you to modify based on your marketing theme/message for the month.

To access your monthly marketing campaigns:

Click Campaigns > Overview on the left side navigation bar

2.Find the blue box labeled "Possible Sale".Click View button:

3.Depending on what campaign type you want to send to your farm first, find "Postcard Mailing" or "Handwritten Notes Mailing" and click "Edit" button to the right:

Postcards:

Here, you can reschedule, change branding styles, select your template/choose your landing page offer, and approve!

To Get Started:Click "Edit" button in the top right corner:

To reschedule your mailer, use the "Reschedule" button, where "Edit" appeared before.You will select a Friday date.All available dates will appear in bold black text and will show you the approval deadline, as well as the estimated delivery window.

To change your branding style, use the dropdown menu next to "Branding layout".All options available are being pulled directly from your Campaign Branding, which you set up in the "Account Settings" section earlier!

To select your template/choose your landing page offer, click on Change Creative to preview all of our available templates!Use the “filter” to quickly jump to which templates we have available for your different landing pages.

Finally, to approve your mailer, click "Save and Done" then "Approve".

Handwritten Notes

Once you have clicked "Edit" next to your first Handwritten Note Campaign, you may reschedule, change branding styles, select your landing page offer, add custom text, include QR code and approve!

To reschedule your mailer, use the "Reschedule" button, where "Edit" appeared before.You will select a Friday date.All available dates will appear in bold black text and will show you the approval deadline, as well as the estimated delivery window.

To change your branding style, use the dropdown menu next to "Branding layout".All options available are being pulled directly from your Campaign Branding, which you set up in the "Account Settings" section earlier!

To select your landing page offer, use the dropdown menu next to "Offer".Here you can input a custom URL, such as your personal website URL.Please note that unless you have a widget set up on your personal website, respondents from these mailers will not be captured in your lead funnel.

To add custom text, hover over the "handwritten" block of text at top right corner of the letter.Here you can delete, edit, or add text.Please note, different font styles are available:

Custom text can also be added to the body of the letter and the signature field:

You can also choose to include the QR code on your Handwritten letter. Once the Homeowner scans this QR code they will be redirected to the landing page that you’ve selected for your Handwritten Letter.

Finally, to approve your mailer, click "Save and Done" then "Approve".

Online Ad Campaigns

Display Ads

Click Campaigns > Overview on the left side navigation bar

2.Find the blue box labeled "Possible Sale".Click View button:

3.Find the current month, next to "Display Ad Campaign", click "Edit"
4.Click Manage, a variety of templates will appear:

5.Select a template, then click X in the upper right corner to exit the templates:

6.Under Manage Ad Details, select up to 4 fields for your branding to appear on the online ads.Make sure to Choose the correct Branding Layout.

7.Click Save. If you are branding a second agent, click Secondary Agent and repeat the same steps.

8.Once you have made all the modifications you would like, click Approve.

Facebook Ads

Click Campaigns > Overview on the left side navigation bar

2.Find the blue box labeled "Possible Sale".Click View button:

3.Find the current month, next to "Facebook Newsfeed Ad Campaign" or "Facebook Right Hand Side Campaign", click "Edit"

 4.Click "Change Creative." Along the bottom of the screen, the ad template library will appear. Select your preferred template by simply clicking on it. Then, click the X to hide the window.

5.From here, you can select which Agent Profile you prefer to use. You can also modify the Title, Body, and Branding content. Be sure to keep in mind the character limit.Then click Save.

 6.To approve either of the Facebook ads, you will need to connect the ads to a Facebook Business Page and give SmartZip Advertising Access. To do this, hit Approve. In the white box, copy and paste your Facebook business page URL and click Submit.   7.You will need to log into Facebook to grant SmartZip permission at this point.Follow the instructions listed here.If you are branding a second agent, click Secondary Agent and repeat the same steps.

8.Finally, once the request has been approved, go back to your SmartTargeting page.Review your ads, then click Approve.

**Please note:For online ads, the time between approval date and launch date is approximately 2-3 business days.This allows adequate time for proper contact and cookie matching.After this time has passed, your approved ads will go live!**
